Is the VA Funding Fee Refunded When You Pay Off the Loan Early?

Short answer: no. I see this question come up right after people run the numbers on how much the fee costs them over 30 years. A $7,525 fee on a $350,000 first-use loan feels like money you should get back if you sell at year five. The VA sees it differently. The fee is a one-time charge, paid once, kept forever.

Why the Fee Is Not Refundable on Payoff

The funding fee pays for the VA loan program itself. It funds the guaranty that lets you borrow with no down payment and no monthly mortgage insurance. That protection was delivered the day the loan closed, so the VA treats the fee like it was used up at purchase. Selling the house, refinancing into a conventional loan, or paying the balance down to zero early changes nothing about the fee. It does not get prorated by years, and no refund check arrives when the loan closes out.

This is easy to mix up with escrow, where you do get leftover balances back at payoff. The funding fee is not held in an account for you. It went to the VA.

The math, so you can feel it. Take that $350,000 first-use loan at 2.15%, a $7,525 fee. Sell at year five and you have paid roughly five years of interest on the portion you financed (if you rolled it in), or lost five years of returns on the cash (if you paid it at closing). Either way, the $7,525 is gone. Run your own numbers through our VA funding fee calculator to see what the fee costs at your loan amount, and factor that cost in before you decide how long you plan to stay in the house.

The One Refund That Exists

There is exactly one door back to your money, and it has nothing to do with payoff timing. If the VA awards you disability compensation with an effective date on or before your loan closing date, the fee comes back. The effective date is what counts, not the decision date. VA ratings normally take effect from the claim filing date, which often lands months before the decision letter, so a rating that arrives a year after closing can still carry an effective date before it.

This refund goes to you, not to your lender, and you can claim it even if you already sold the house, refinanced, or paid off the loan. A VA Inspector General review put the average refund at about $6,100, and a 2019 report estimated roughly 53,200 exempt veterans were still owed about $189 million at the time. It goes unclaimed because nobody tells people it exists. I wrote the full walkthrough, VA Form 26-8937 and the two-date check, in VA Funding Fee Refund: When Your Disability Rating Comes After Closing.

Is the VA Funding Fee Ever Refunded for a Payoff or Refinance?

Never for the payoff itself. A cash-out refinance, an IRRRL, and a sale all leave the original fee paid. The refinance just stacks its own fee on top: an IRRRL carries a flat 0.5% fee of its own. If you are comparing refinance options, add the old fee (sunk, unrecoverable) and the new fee (the actual new cost) separately, because it is tempting to lump them together and talk yourself out of a refinance that would otherwise pay for itself.

The two-minute check. Pull your closing disclosure and look at the funding fee line, then check your VA decision letter for the effective date of any rating. If the effective date is on or before the closing date, call your VA regional loan center at 877-827-3702. That call is the difference between the one real refund and the payoff refund that does not exist.

Frequently Asked Questions

Is the VA funding fee refunded when you pay off your loan early?

No. The funding fee is a one-time charge paid at closing. It is not prorated or refunded when you sell, refinance, or pay off the loan early.

Is there any way to get the VA funding fee back?

Yes, one way: a retroactive disability rating. If the VA awards you compensation with an effective date on or before your loan closing date, the fee is refundable, and you can claim it even after you sell or pay off the loan.

How much is the average VA funding fee refund?

A VA Inspector General review put the average refund at about $6,100. A 2019 report estimated roughly 53,200 exempt veterans were still owed about $189 million in refunds at that time.

Does refinancing with an IRRRL refund the original funding fee?

No. The original fee stays paid, and the IRRRL carries its own 0.5% funding fee. Payoff, sale, and refinance all leave the fee with the VA.
